Few minutes walking from train station and ferry terminals and lots of nice restaurants, pizzeria and bars in the proximity. At 15 min walking there is a Lido where you can sun bath and swim in the lake, or at 5 min drive an outdoor pool with a small beach. There is also an indoor pool.
