Your private, super clean bedroom is on the basement level with queen size bed with memory foam bed topper, fresh linens including pillows and covers, bath towels, and a double-warm new IKEA comforter, and desk.
Most importantly though, we care that you’re here.
Please note that if you need it, the sleeping arrangement for the 3rd person is a rather comfy IKEA futon (sofa- style, as in "like a single bed sized"- please keep in mind that due to space restrictions in the room we do not fold it right out so it really is a single size, but a decent single size.). So it will do nicely for 3 friends on a weekend.
Also on the basement level is a bathroom, kitchen, shared with other guests possibly -all the equipment you will need - kettle, coffee maker, microwave -fridge, toaster, dishes and silverware - no stove - and breakfast table - hosts use the upstairs kitchen, although there may be other guests sharing the downstairs kitchen. Exercise equipment (treadmill, elliptical) and lounge area with flat-screen tv. Hair dryer plus plugs to charge your phone in the loo.
You can get out of bed, walk right over to get your tea or coffee and toast.
We encourage you to take the eco -shower Islander challenge! We live on an island which means that water is limited.. try the 7-minute shower: it’s good for the environment, definitely long enough and lets everyone have hot water :-).
Family mostly uses upstairs bathroom - sometimes other house guests share (and maybe granny and Grandpa). It's a great set up, if you like a little more independence than in some other share spaces - coming home late is not an issue if you just quietly close the door- we don't hear you upstairs and no squeaky floors!
There's also a downstairs entrance so you can access your room without walking thru the house. Please feel free to take all the time you want to be on your own- it is your holiday and everyone has different independence levels. We will take your lead.
Basketball court in the back of the property with tennis practice wall and tennis courts 2 blocks away- feel free to borrow our racquets.
Funky locals cafe often with live music of some description2 blocks away, very popular bakery too.
The house backs on to a school field, with basketball court and trees- fresh air and quiet. Just 3 blocks' walk is the ocean, the harbour where float planes take off and splash-land, water taxis to take you across the harbour, kayakers, sometimes harbour seals, the Coho Ferry from Seattle coming in..And more of that gorgeous view of the Olympic Mountains that you can see on a clear day, from the house.
You can walk to downtown along the harbour to all the downtown attractions in 25 minutes, or take a bus - 15 minutes to downtown, with the bus stopping just 2 blocks from home. You can drive downtown in 7 minutes. Free street Parking in front of the house is plentiful.
There are groceries, restaurants, a cool pub on the harbour, medical nearby, a funky local cafe a block away where music is often playing and filled with local colour - and bank with a few blocks.
The gorge waterway is 2 blocks in the opposite direction of the harbour - and this where the Galloping Goose trail crosses the water - lovely nature walking and you can ride your bike all the way to Sydney to watch the ferries.
On the other side, 3 blocks from home, is the Victoria harbour- float planes taking off, harbour taxis to take you downtown, to Fisherman's Wharf where harbour seals and fish and chips await you, or down the historic gorge waterway. You can walk to kayak or canoe rentals as well as stand-up paddle boarding and whale watching in the downtown inner harbour, ice cream shops, mall, horse and carriage rides, the legislature buildings (especially beautiful lit up at night with the lights reflecting off the harbour), the Royal BC Museum with IMAX, Miniature World, the navy museum, and all of the festivals happening in summer- of which there are loads. Free summer Dancing lessons in Centennial Square and haunted walking tours in Bastion Square!

1. Guest bathroom (clean, share)- A big, very clean, double-sink bathroom with hot shower and deep tub. Hair dryer, shampoo, soap, fresh white towels.
There is a "Forgot Something?" drawer in the bathroom, just in case.
2. Kitchen area with toaster, microwave (no walking away during cooking however), fridge, kettle, coffee maker, utensils and dishes; coffee.
3. Breakfast table
4. Exercise equipment: treadmill and elliptical machine
5. Lounge area with flat screen tv and of course,
6. Your newly-renovated bedroom with new carpet, comfy bed, wardrobe, Retro- tv, desk and wifi (and smoke detector in-room).
7. Iron and ironing board.
8. Back yard, with grapevines and trees, Picnic table, swinging chair and which is next to a wide open school yard.

Your entrance brings you directly into the lower level so you don't have to walk through the house to get to your room.
I work full time, M-F, 2 days/week I'm downtown, just a few minutes away. Otherwise I'm home if you need something. My 2 girls are home with me half time, making the house very quiet for the most part, but keeping me busy. Most of our living we do upstairs. We sometimes use the exercise equipment and sitting area, and laundry of course. There is also another bedroom on the other side of the lower level which is sometimes guest-occupied.
If independence is high on your list, this will work for you. At the same time, I want to give you all the suggestions, directions or whatever else you need. I usually check in to see if you need anything. Please ask us questions about activities available - we know the area and if we don't know, we will find out! and be sure to let us know if you need anything else to be comfortable.
I renovated this space myself and love to see guests enjoy it.

A seven-minute shower is about all the capacity we have for hot water (and really.. that's a probably a great shower!) Plus we are on an island so being a little bit economical with resources is really appreciated. There is actually no longer a cat that lives here full time but a part time kitty from down the block. He's kind of adopted us.
The girls are here only half time but that means that some times there will be a lot of silence upstairs and other times there will be more noticeable family noise. But we keep it quiet starting around 9pm. If we have a party, we will for sure invite you, if you are in.
1. No drugs/No smoking: Because we are a family home, there is Zero tolerance for drugs or partying anywhere on the property. Smoking - anything- is not allowed. Thank you.
2. Close and lock the door behind you. Thank you.
4. Check in 2:00pm, check out is 11:00am.
If you're going to be checking in later than 2pm please let me know. If you want to arrive later than 9 o'clock we will need to discuss ahead of time to see if we can make an arrangement. Please note that if you leave Vancouver on a 9pm ferry for example, you will not arrive here (by car) until 11:40pm. That is very late.
4. No camping stoves or any propane devices in the house.
5. Enjoy the downstairs space with normal noise, until 9pm.
6. Kitchen: Please keep your dishes and kitchen space clean in consideration of other guests. If using the microwave or toaster, you must stay and watch your cooking.
7. No Access areas: other lower level bedrooms unless booked (see other listing); cupboards other than the areas marked for guest convenience and family bedrooms upstairs.
8. For health and safety reasons no animals are permitted. Thank you.
9. Registered guests only inside the house please.
