Beautiful oak framed annex for up to 2 ADULTS + 1 CHILD. Separate from the main house with complete privacy. Surrounded by open countryside at the foot of the Surrey Hills (area of outstanding natural beauty), and maintained to the highest standards. Only suitable for access by car. 5 minute drive to Cranleigh with wide selection of cafes, shops and restaurants. Guildford, Godalming and Horsham 20 minutes. Extensive local walks and cycle routes. No cooking facilities (milk & cereals provided).

Utrymmet

The annex is an exposed oak framed construction completed in 2008 and maintained to the highest standards since, having been redecorated in early 2017. It is separate from the main house (The Old Barn) and offers completely private accommodation. Plenty of parking available on the immediately adjacent gravel driveway. Bicycles can be stored in an open bay. The annex is accessed via its own pathway from the driveway, and has its own small decking area. The interior space measures 19 ft x 17ft (5.8m x 5.2m). This space includes an en-suite shower room measuring 7ft x 7ft (2.1m x 2.1m ) with basin and WC. The interior fixtures and fittings are all high quality including a King sized cherry wood framed bed with Relyon mattress and Egyptian cotton hypoallergenic bedding. There is also a sofa bed suitable for 1 child up to the age of 12 years. There is a TV (with Netflix and Amazon availability using your own account) with sound bar and DVD player, WiFi, small fridge, and kettle. Please be aware that the WiFi does drop out because our BT broadband supply is erratic. We await a new service provider(cables are being laid). There are NO COOKING FACILITIES but milk and cereals are provided FOC for breakfast, along with tea bags, sugare, and coffee granules. Cranleigh (Britain's largest village) is 5 minutes drive away and offers multiple cafes for breakfast and lunch. It also has numerous restaurants for dinner. Alternatively there are several high quality gastro pubs within 10 minutes drive.
The bathroom includes a recently re-fitted shower and WC.
The annex and The Old Barn are located at the end of a 0.25 mile private drive and within a 0.6 acre garden surrounded by stunning open countryside. By its secluded nature it is only suitable for access by car. Our immediate neighbour is The Maple Stud which offers horse riding from its stables, but this must be pre-booked. Nearby there are numerous footpaths which give access to beautiful walks through open fields and woodland. The North Downs Way (Pilgrims Way) can be reached by a 20 minute drive to Newlands Corner. The Surrey hills are famous for cycling and the 2012 Olympic Cycle route passes through Gomshall which is just 5.9 miles away. The historic market towns of Guildford, Godalming, and Horsham are all 20 minutes drive away and offer a huge selection of shopping, entertainment, cafes, and restaurants. London can be accessed by a 44 minute train journey from Effingham Junction, which itself is a 25 minute car journey, with plenty of cheap parking. Alternatively, trains to London can be taken from Guildford (30 minutes drive and 35 minute train journey but car parking can be a problem, and expensive).

The annex was lovely, felt like a home away from home. Was super clean and the bed was extremely comfy. We didn't see the hosts but instructions were very clear. Wish we could have spent more time there to take advantage of the beautiful surroundings.

Paul, Linda and Olivia were fantastic hosts. Excellent communication for check in information and a booklet of great tips for local places to eat. We came to get some work done and this annex is perfect for that -- quiet, serene view of fields/horses, good wifi and tea/coffee/biscuits on hand. Rather warm and cosy inside. Would recommend to anyone needing a quiet getaway and if you want to explore some gorgeous scenery and/or the pretty town of Cranleigh -- some good pubs there too. Very happy with our stay all round.

What a great find! Our first Air B&B, and such a great experience. Lovely setting, total seclusion and everything of highest specification. Bed so comfy, quality linen, great bathroom, etc. We will be back!
