Located next to the Balboa Village/Old Town Balboa, this oceanfront unit sits on the boardwalk, right in front of Balboa Park's expansive grassy field, with the warm sand and sparkling blue Pacific down the sloping shoreline, just beyond. Guests must walk that short distance to catch a view of the nearby ocean. Due to the original 1910 construction, the characteristics of this property are charming, but still small by modern standards: the floors are slanted and the walls are thin. This property has been priced accordingly for the budget-minded traveler. PLEASE NOTE: THIS HOME DOES NOT COME WITH CABLE TV. ALL TVs HAVE A ROKU DEVICE FOR GUESTS TO ENJOY STREAMING FROM ANY OF GUEST'S OWN STREAMING SERVICE ACCOUNTS.

EXTRA SLEEPING ARRANGEMENTS: provided by 1 twin trifold floor mat with pillow and linens - best suited for children. A twin rollaway bed can be rented and delivered, if desired, in lieu of the floor mat. Please determine if the unit's sleeping configurations fit your group's needs prior to booking. Make arrangements for twin rollaway in advance, if needed, to ensure delivery in time for your arrival.

BATHROOM:
- Step-in shower
- Accessed only through the bunk bedroom - plan accordingly!

LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

OUTDOOR LIVING:
- Beachfront patio - shared with the other unit, however, each unit has their own designated spaces, including their own picnic table and BBQ grill areas. A planter w/ screens discreetly divides the two areas.
- Rear private patio w/ seating; laundry shed; large trash cans

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.

LAUNDRY: Shared facilities are located in the rear patio shed. Guests must provide their own supplies.

PARKING: There is no parking on-site at the unit, however, there is a reserved parking space next to the former Balboa Arcade, just three blocks away from the unit. The parking space accommodates sedans and SUVs, but long trucks may not fit. General neighborhood street parking can also be utilized, both meter and non-meter, along with the many City kiosk pay-to-park lots in the surrounding area. More details are provided once the booking is confirmed.

LOCATION:
- Unit is within immediate walking-distance to beaches, restaurants, bars, the Balboa Island Ferry, the Catalina Flyer, shopping and fun in the Balboa Village area.
- Depending on weather conditions, there are times when this property is within the general sound range of the flight path of departures from John Wayne Airport, which begins at 7 a.m. and ends at 10 p.m.

ALSO: The adjacent 2 bedroom/1 bath unit can also be rented simultaneously, when available. Have even more in your family? There is an additional vintage cottage just behind, on the other side of the rear locked gate: Downstairs unit: 2 bedrooms/1 bath. Family groups only, please. There is an adjoining gate that can be unlocked to provide full access on the "compound." See separate listings for each unit or call our office for details.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, and portable high chairs, jogger strollers, twin rollaway beds, etc. Contact us for more information!

Cute, clean, and comfortable unit that captures the vintage Newport Beach oceanfront experience! This unit is a delightful fusion of modern upgrades and classic beach living. Located next to the Balboa Village / Old Town Balboa, this oceanfront unit sits on the boardwalk, right in front of the Balboa Park, warm sand and sparkling blue Pacific.

The boxcar style apartment flows naturally from the rear bedrooms to the open kitchen / dining / living area up front. From there, it's on to the beachfront patio which opens to the Balboa Park, warm sands and sparkling Pacific. The patio is shared, but divided, so each side gets their own patio furniture and BBQ. The rear bedroom has a king sized bed and the middle bedroom has bunkbed composed of a full and a twin.

This is an older unit, renovated and cute, but still small by modern standards and the floors do lean. (The bathroom can only be accessed via the middle bedroom, so plan your sleeping arrangements accordingly!)

Enjoy provided WiFi and cable TV, and washer / dryer in the back shed, as well as immediate walking-distance access to beaches, restaurants, bars, the Balboa Island Ferry, the Catalina Flyer and shopping and fun in the Balboa Village area.

Have more people in your group than six? Rent the adjacent unit as well and sleep another six!
We offer competitive pricing for our guests with beach-cruiser bike rentals for the entire family from infants to adults; free delivery and pick-up included, along with helmets and locks.

PARKING: There is no parking at the unit, but you can still beat the summer parking rush with our reserved parking space next to the Balboa Arcade, just three blocks down from the unit. The parking space is fine for sedans and SUVs, but long trucks may not fit. General neighborhood street parking can also be utilized, both meter and non-meter.

Due to the moderate coastal climate, this house (like most in the area) DOES NOT have air conditioning.

NOTE: All guests are required to physically check-in/ check-out at our office, which is conveniently located on the way to our vacation rentals. Keys and/or Codes will be provided at that time. Please bring ID; we will need to scan it upon arrival.
