Has the most stunning views of ANY Chalet in the vicinity. This place is very cozy - and witnesses all the four seasons. This is probably one of very few places in Gatlinburg you can enjoy all year round. You will walk away with fond memories. Your money is well spent for staying in Chalet village. You don't have to worry about the next person in your hotel room - you have an entire place to your self , you have a kitchen, a living room, a fireplace, TV and jacuzzi and what not! You are in the mountain and yet close to downtown. 3.4 miles to downtown - this is about as close to downtown and yet get stunning mountain views.

1. What Linens are included? – We provide linens for beds, bath towels, face towels and wash cloths.

2. What household supplies are provided? – We get you started with 1 roll of paper towels, 1 roll of toilet paper per bathroom, 1 dishwasher pod, and one travel size soap per bathroom. NOTHING ELSE IS PROVIDED - IF YOU NEED ANYTHING SPECIFIC YOU SHOULD BRING YOUR OWN. You should bring your own extra trash bags, toiletries, dish detergent, laundry detergent shampoo etc. Our cleaning crew provides only basic amenities to get you started for the first night and the rest is your responsibility.

3. What does the kitchen include? –The kitchen is stocked with stuff for a basic kitchen plus a blender, toaster, few pots & pans, a Keurig, and induction water kettle, oven and microwave, stove, refrigerator

4. Do you provide any baby items? – No, we dont

5. 5. Do you provide a grill? – Yes! It is a gas grill. You should bring your own propane tank and lighter/match for the grill.

6. Do you provide propane? You should bring your own propane tank.

7. Do you allow pets? – No. Under no circumstances do we allow pets. NO EXCEPTIONS. The owners have severe allergy to pet dander/feathers and can die from anaphylaxis. Please DO NOT submit any “pet exception” inquiries.

8. Is the hot tub cleaned after every stay? – The property does not have a hot tub.

9. Is there a community club house and pool area? – This property does not have access to a community pool

10. Is the price flexible? - We do NOT offer discounts, nor do we eliminate or reduce any of the fees. Our home is in a very high demand; high end location.

11. When is the second payment due? – 15 Days prior to your stay.

12. When will I get the address and cabin access info? - Address, door code, and driving directions will be sent in a separate email 24 hours before checkin.

13. What time is check-in and check-out? – You may check in any time after 4pm and you must checkout prior to 10am on the day of your departure.

14. How do cancellations work? - Cancellations or shortened stays that are made more than 30 days prior to the arrival date will be fully refunded. Cancellations or changes that are made within 15 days of the arrival date are non-refundable.

15. Do you provide travel insurance? - If cancellation is a concern, we do recommend the purchase of Cancellation Protection from CSA (this does not go through us).

16. Can I cancel if the weather is bad? – Cancellations due to weather will not be refunded.

17. Can I cancel due to COVID concern? COVID is currently ongoing issue and you are aware of this when you make the booking. So no refunds offered - you should consider Cancellation Protection from CSA

18. Can I check in early? "early check in CANNOT be accommodated". The unique door codes are programmed by artificial intelligence and will be active starting at 4 PM. Early check cannot be accommodated as this cannot be over-ridden. Inadvertent early check in : $5/min.

19. How is the drive up to the cabin? – It is a 9 minute (1.9 mile) drive up the mountain. The roads are well maintained and paved. However, there are some steeper parts that are “ moderately scary" for some people.

20. Do I need 4-wheel drive? – Only if snow or ice conditions are present. It’s basically a rule of thumb for all mountain roads in this area, that if ice or snow conditions are present, you should have 4-wheel drive or snow chains.

21. Is this cabin secluded? Your chalet is an entire home by itself. but there are neighbors. You will still feel quote private. Noise level is quite low.

22. What TV package / channels do you provide? – Most people visit us to enjoy the nature, parks and mountains. We provide ROKU TV where you can log in your own subscriptions such as Netflix, Amazon prime etc. If you are looking for fancy channels, HBO, etc - you should consider a hotel in the downtown area.

23. What type of internet to you provide? – We provide unlimited cable internet with Wi-Fi.

24. Do you ever reduce the stated prices? – What you see listed is the best price for the current demand. We keep our prices set based on demand and the type of clientele we intent to cater.

25. Are there any days where Check-in or Check-out is not permitted? - The only 2 days that we do not allow check-in or check-out is Christmas Day and Thanksgiving Day. This is subject to change - meaning there could be other days we may not be able to accommodate check in /check out based on the availability of our cleaning crew.

26. I purchased travel protection while I made the booking. I want to cancel the trip - could you provide the details of trip insurance policy and file a claim? Please call CSA or whatever insurance agent for this issue. We are a property owner and not an insurance agent. We don’t file claims for the guest or have access to any of the trip insurance policy that you purchased through CSA.

27. I stayed at your place and last week and wanted to let you know that the dishwasher did not work. I would like a refund ? No - we don’t offer refunds .

28. What kind of refunds do you offer if I was not happy with my stay? We don’t offer refunds because you are unhappy. Our commitment to you is to offer a place to stay with a spectacular view and the fee paid to us is a bedding/accommodation fee and we cannot understand what your perceptions are. Every human is different.

29. I am having trouble with your AIRBNB app? Please help me? Sorry, we cannot help you with the app. WE own the house - we are home owners; we are not AIRBNB programmers and we have nothing to do with AIRBNB or their app - other than our property being listed o it, sp you need to contact AIRBNB to have these type of issues solved.

30. What amenities are guaranteed ? The only amenities that are guaranteed are : clean linens and towels, clean running water, working refrigerator and working HVAC. If refrigerator is not working : we will refund $5 per night of stay from the time you brought to our attention.

31. Will I have any service fees to pay? By staying in our place you acknowledge that you are staying in an individual home - and not a hotel. This offers you and your family quite a bit of independence, freedom and privacy - unlike the limitations of a hotel. However the trade off is that: you have limitations in housekeeping and handyman services. You should be comfortable with basic expectations form any home owner or tenant. You should know how to operate basic appliances , how to reset GFI , how to unlock a locked bathroom door . We are happy to guide you with this but if you need us to send a service tech for basic stuff , you will be responsible for the additional fees. Guest will be responsible for service fees related to resetting tripped circuit breakers, tripped GFI, locked bathroom doors. If you want someone to come and attend to this, then the service fee is $125 per call.

32. Why do you need my drivers license as I am not comfortable providing it? Any time you check into a hotel or bed’n breakfast you WILL be asked to provide your drivers license to confirm identity. The same rule applies here. We have not met you and we are in a sense letting a total stranger stay at our vacation home. This requires a great degree of trust on our part. So it is essential that we know exactly the identity of the person who is staying at our place. By booking at our place - you explicitly agree to this requirement. If you don’t agree to this - please do not make a reservation. After you make a reservation and you don’t agree to this - you won’t be offered any refunds and you won’t be allowed to check in.

33. I checked out of the home this morning and by the way - I noticed a problem with “etc, etc” ; so I want a refund? No refunds offered. Any problems on check in should be brought to our attention before 10 am after the first night of stay. We do our best to ensure everything is in working order but we cannot check each and every bulb, power outlet appliance, circuit breaker, GFI breaker after each guest stay. We will exercise good faith in rectifying this that we as owners deem as appropriate to be fixed during your stay. However, amenities cannot be guaranteed. These houses are on the mountains and disposing things off is a challenge while preserving the environment. The main purpose of the homes is to stay and enjoy the mountains. Many owners in the mountains are happy letting the decor and things be as they are - its their vacation home after all. So if you are looking for modern stuff, pampering and a person to attend to every issue 24/7 - please consider other alternatives.

34. Do you offer any refund? We don’t offer any refunds related to any of the following:

1. pests on property
2. bad weather
3. Wild life damage to your vehicles or belongings
4. non functioning appliances
5. Change in decor
6. Change in furniture
7. Absence of certain furniture ; broken furniture
8. Non matching listing photos pertaining to decor or furniture
9. Amenities present on the property but not listed in the description
10. Amenities for owners uses only
11. Bad weather
12. Malfunction of water furnace
13. Malfunctioning lights, fans and fixtures
14. Malfunction of stove or microwave
15. Non working hot tub or jacuzzi
16. Leaking faucets
17. Non functioning fireplaces
18. Electrical or electronics not working due to tripped breakers or GFI
19. Non working EV charger
20. Lack of wifi or internet
21. Non functioning TV or streaming
22. Stains, scuff and paint defects
23. Issues with carpentry or construction of the property
24. Inability to climb stairs
25. Any other issue not listed above

Guests will have access to the entire living space except the owners closet.

Security doorbell camera by the door and outside the property that constant monitors and records audio and video . The guests entering and leaving the property are monitored by these entry way cameras. There are no cameras inside the property.

Also - you are getting a great mountain view with this property - so you have to drive up the windy mountain roads. 4 wheel drive or SUV preferred especially in winter. Please see further description under "Neighborhood/Getting around"

Thermostats systems will cool to 72 F but not below. They will heat to 68 F but not above.

TV are set up with ROKU devices with streaming. Local Roku News channels many channels are free. You have unlimited access to Free ROKU streaming. You can sign into YOUR OWN Netflix , Hulu, Amzon accounts to watch any of them. We do not provide passwords for any subscription accounts - you should use your own.

EV charging is available at our property and subject to the following rules.

1) No plugging of electric vehicle into the regular power outlets is allowed under any circumstances. This will result in cancellation of reservation.
2) Each guest who intends to use the ECV charger will be allowed 4 hours of EV charging between 10 pm to 2 am
3) The fee will be $10 per night of charge and required nights of charge must be discussed in advance of check in and fee will be charged up front before EV charger can be used
4) Owner does not guarantee the mileage or joules of charge delivered
