Set in the garden of a Georgian house, the Coach house has been meticulously transformed into modern comfortable accommodation. It has a large bedroom with adjoining loo, wet room, living room and kitchen diner, well equipped kitchen. 5 minutes walk to the town and sea, restuarants, shops and 10 minutes to the station. No need to use your car, space for bicycles, off street parking for 2 cars.

Set in the garden of a Georgian house reputedly built for one of Nelson's lieutenants in 1805 this beautiful old Coach house has been meticulously transformed into modern comfortable accommodation. The building pre-dates the house as a coaching stop on the Turnpike road from Chichester to Southampton .
P.G. Wodehouse based a lot of his novels on Emsworth and his aunt Marion lived in the main house.
In 2014 the house was completely renovated and now includes underfloor heating, oak flooring and the installation of the wetroom and kitchen, upstairs bedroom with kingsize bed and adjoining loo and basin. Photos around the Coach House show the renovation works.
Downstairs is the new kitchen diner with oven, hob,refrigerator, dishwasher,microwave and washing machine. The dining area opens out through a large glazed patio door onto a patio made from the original Georgian floor tiles. There is a bistro table and two chairs for al fresco dining. There is an iron and board, kettle , toaster, Nespresso coffee machine and all that you will need to cater if needed. There is a kitchen table and 4 chairs that overlook the garden. this space opens into a spacious living room with underfloor heating, satellite TV and internet connection and Bose music dock. The living room area has a large sofa, separate chair and coffee table.
The ground floor wet room has a large walk in shower underfloor heating , basin, loo and heated towel rail.
Upstairs the bedroom is large with full head height and a king-size bed, en-suite toilet and basin with heated towel rail. All bed linen, white robes and towels are by the White Company. The two bedroom velux windows have electric controls and close automatically when it rains! There is a large gothic window overlooking the pretty garden making the room light and airy.
The affordable art is by a local well renowned artist and is all for sale.
There are two parking spaces in the private drive , down the left hand side of the main house and guests have a private patio area - so no on street parking or parking charges.
Check in is 4pm and check out 11.00 am and this may be flexible depending on other bookings. Depending on the time of year you are welcome to pick vegetables from the raised beds in front of the Coach House.
The town of Emsworth and the sea is a 5 minute walk away and the local train station a 10 minute walk. Beautiful waterside walks/cycles etc are accessible on foot and so there is no need for the car. Local shops, places to eat and drink are in the town and a range of shops including butchers, cheese shop, cafes and a supermarket should you have forgotten something.

A detailed guide and maps will be available in the house and we are always available by text if you need directions/help to find local places of interest. Information on booking local restaurants can be discussed at time of booking and local driving information if you are travelling to events at Goodwood. The Coach House is in walking distance to Emsworth, 10 minutes walk from the train station from Victoria (train from Emsworth also to Waterloo) or a 5 minute drive to Havant for the train to Waterloo. The cross channel ferries are 15 minutes drive away and Southampton Airport about 25 miles away. This is a perfect location for guests who come via any mode of transport including cyclists.
I do not allow any smoking in the house.
We do not cater for pets and can assure asthma sufferers dogs have not been in the Coach House
We cannot cater for children but will occasionally accept bookings for two adults with a small baby with prior discussion.
We have a dry area for bikes if you would like to bring cycles and advice on places to cycle and jog.
I hope to welcome everybody in person but if this is not possible I will arrange easy access to keys. A welcome pack of milk, coffee (ground, instant and nespresso), tea (Yorkshire and peppermint), bread, butter, jam, eggs and freshly made cake is all provided free of charge.
I am always available throughout your stay by text or phone to ensure any queries are quickly dealt with. I endeavour to leave you to enjoy your stay with the knowledge that there is someone nearby if you need anything.
I have loved the last 3 years since opening the Coach House for guests. My motto is 'would I like to stay here'.....the answer is yes!
