You will enjoy about 1100 square feet of clean, very comfortable living space. Large living room with a desk for working, fully-equipped kitchen, and bistro dining area, It's light, bright, and welcoming. Your hosts provide you with elements for exceptional comfort: memory foam mattresses on all beds, high-quality 500+ thread count sheets, a large variety of pillows, weighted blankets, bath sheets to wrap yourself in after a nice hot shower, Keurig coffee-maker to get you going in the morning or lavender herbal tea in the evening. You can enjoy eating from stoneware or paper plates. An induction cooktop and nonstick ceramic pots and pans makes cooking quick and easy. A large, full-size refrigerator allows you to store groceries for several days. Upon request, you may enjoy the media room which is Roku connected. After signing a liability release, you may work-out with weights in the second bedroom. Truly a dream stay.

GENERAL DESCRIPTION: This is a basement unit with a private entrance that separates the lower unit from the rest of the home. It is 100% private and a perfect space for up to 5 (ideal for 4) to rest or just crash after a day of exploring the Colorado Springs area. Wake up and walk out the door to views of Pikes Peak, or get to the top within 45 minutes. 15 minutes from Garden of the Gods and Red Rock Canyon. Five minutes from the Air Force academy. 15-20 min to UCCS! 90 minutes from the Royal Gorge and so much more! We offer a very nice and comfortable place to stay with great features such as high thread-count sheets, bath towels, memory foam mattresses, coffee and tea, multiple high-quality pillows, etc.

ACCESSIBILITY: The unit is accessible via a garden entrance. There is a flagstone path on the right of the house that leads you to the private unit entrance.

NUMBER OF GUESTS: Please be accurate about the number of guests. Three to four guests are included in the quoted price. We provide linens and cleaning service based on the number of guest and allow reservations according to how many beds and linens have to be changed between guests. If you arrive and have more than the stated number of guests, you will be charged and additional $30 per person (including children).

PRIVACY AND QUIET: The basement is 100% private, but it is a basement in a house that is occupied. So though we will be respectful of your presence, do know that you may hear us as we are carrying on normal life. For your convenience, we attempt to keep quiet hours from 10:00 pm to 6:00 am whenever possible. The most likely time that you will hear life noise is in the early morning, 6:00 am to 8:00 am and evenings between 5:30 pm to 8:00 pm. You can expect relative quiet throughout the day. If you are planning on being out and about, enjoying Colorado Springs most of the day, this will be a great fit for you. But to repeat, there will definitely be 'life noise' primarily in the mornings and early evenings.

** IMPORTANT: We are NOT 420 friendly. If you are found to have marijuana products on the premises, you will be asked to leave. **

HEALTHY AIR: For the health of all of our guests, we like to keep this a FRAGRANCE AND SMOKE FREE zone. Please do not burn incense, smoke sticks, candles or other form of smoking. Please do not vape or smoke cigarettes, cigars, marijuana and the like. These items can be extremely toxic to people with sensitivities or allergies.

GUEST ACCESS: You will have access to the unlocked spaces in the basement. These include, a living room, a bedroom, a weight room/second bedroom, and a bathroom. There is a private entrance to this unit.

HOST ACCESS: Access to our HVAC system, water heater, and family storage space is located in this basement unit. There may be times that we will need to gain access through this unit. Notice will be given before entry.

PARTIES: Are strictly prohibited.

PETS are strictly prohibited.

GENERAL RULES
1. The person making this reservation and staying at the unit must be at least 23 years old. Check in is at 4:00 p.m. If you need an earlier check-in, you may send a request. On the morning of your check in, you will be sent the entry code for the French doors. We will email and text this information to you, and ask that you confirm your receipt of the code.
2. Guests are required to keep quiet hours are between 10:00 p.m. and 7:00 a.m. This is a quiet, family-oriented community. Please respect the neighbors and observe these times. If there are complaints regarding loud noise or parties during quiet hours, you will be asked to leave the property and will not receive a refund.
3. People other than those in the Rental Agreement may not stay overnight in the property.
4. Keep the property and all furnishings in good order.
5. Only use appliances for their intended uses.
6. Homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
7. Smoking (tobacco or marijuana) of any kind on the property (indoors OR outside) is NOT allowed. We advertise this property as a smoke-free home. If housekeeping reports smoke residue in the unit, you will lose your damage deposit.
8. There is no daily housekeeping service. While linens, bath towels and kitchen towels are included, daily maid service is not included in the rental rate. There are second sets of linens and towels (labeled throughout) for those staying longer than 7 days.
9. Pets are strictly prohibited.
10. Check-out procedures to follow.
11. Check out is 10:00 a.m. If you need a later check-out, you may send a request.
