DISCOUNTS. Once you book, a 10% daily discount or 15% monthly discount are offered to you immediately before payment under a Strict Airbnb Cancellation Policy.

BOOKING & RESERVATION. Airbnb does not allow you or the host to discuss bookings and reservations by phone or outside the Airbnb message board. Host will not call unbooked guests even if unbooked guests give their numbers. This is a violation to host’s signed agreement with Airbnb and the host will not violate his Airbnb agreement. You can only book the dates in real time if they are available. The host is not allowed by Airbnb to block or hold the dates for you. The rooms of the host are open for all for real time booking. The host strictly does not allow CASH PAYMENT or any outside-Airbnb negotiations or arrangements. You have to book and pay my rooms ONLY AND ONLY THRU AIRBNB.

CHECK-IN & CHECK-OUT. Self-check-in ONLY after 4PM and any time after 4PM with no time limit. Check out is strictly 10AM. Call host if you want to check-in earlier than 4PM or you want to check-out later than 10AM to avoid trespassing violation. Door codes are used to check-in. All things left after check-out are removed from the room. Call host to retrieve things you left after check-out.

BATHROOM. If you find the bathroom dirty, call the number pasted on the bathroom wall so the host can clean the bathroom. If you put on the feedback after you check out that the bathroom is dirty because you did not allow the host to clean the bathroom for you, you are a person as dirty as the bathroom! Be a proactive as an Airbnb guest and not just a miserable negative feedbacker like my past ungrate! So if the kitchen, living room or any place in my house need cleaning, call the host with the number posted on the wall near the free land phone in the house. Airbnb Private Rooms are shared home setting so you must be a positive agent to maintain cleanliness and not just a negative feedbacker!

EXACT ADDRESS & DOOR CODES. Check your Airbnb “TRIPS” on check-in day for the exact address and door codes. No person will help you self-check-in. You cannot call or message the host to ask for the door codes. The host does not live in the house. The host or host’s representative can meet with you if needed.

LOCATION & FREE PARKING. Peaceful and quiet neighborhood. Most residents in the neighborhood work in Yale. Free parking available in the front street or at the back of the house.

COVID-19 Policy. Always wear mask inside the house. You must bring your own mask and sanitizer. Bring your own ear plug and eye cover as a rule in travelling. Call host if you suspect any guests with Covid-19 symptoms. Know and observe CDC guidelines. The New Haven Health Department will remove any guests whom the host will consider as having Covid-19 signs and symptoms.

WARNING: My room is NO SMOKING WEED. NO SMOKING CIGARETTE OR E-CIGARETTE. NO DRUGS. MY ROOM WILL ALARM! I have FreshAirSensors! If you smoke weed or do drugs in your room, I will have you arrested real-time through 911 by the New Haven Police and seek maximum fine and jail time for you to the full extent of the law. My room has FreshAirSensor Detector and Alarm to send to my iPhone real-time detection of smoke and vapors from drugs like weed, nicotine and other illegal substances. If the host observes that you create safety issues, you will be evicted. You cannot entertain different people and allow many other random persons visiting your room. This is a breach of safety and security of my house. You will be evicted because the host will consider this a very grave and serious security and safety violation. Entering another guest’s room, not your own, is trespassing and you will be evicted. The host does not allow you to enter another guest room. Guests can only interact in the living room on the first floor. Guests are advised NEVER to allow other guests to enter your room. A room is only allowed 2 persons all the time.

SAFETY AND SECURITY. Search online all you want to know about New Haven. Generally, it is not advisable to walk at night. The neon blue lights around New Haven are owned by Yale to provide 911 alarm and 24-hour Police Camera to prevent crime. My house has 24-hour very expensive Amazon Ring security cameras outside and inside the common areas of the house like front and back of the house, living room, kitchen, and the second-floor, and the third-floor hallways. Persons knocking in the front door anytime is considered burglary and trespassing. My front camera will alarm for persons who knock on my door and I will call 911 to arrest that person. All communications between you and your visitors should be done by text or cell. No knocking of my front door is allowed. Call the host when someone knocks on the door. As a general rule, before you book an Airbnb room, you have access to the map and the estimate location of the place in its listing. Please research very well about the Airbnb place before you book. Complete information about any location in the United States is available online.

VIDEO-CAMERAS. 24-hour Amazon Ring Video-Cameras are placed in common areas like front, and back of the house, living room, kitchen, and all hallways of the house. These video cameras are for the safety and protection of my guests. Your private room, and all bathrooms have no cameras. Please do not book my place if you do not want these security and protection video-cameras.

CLEANING. Never clean your room before check-out. Leave your room as it is. Your room is cleaned only after you check out. We do not provide daily cleaning or change of beds. However, you are obligated to wash kitchen ware after every use. If the bathroom or kitchen needs cleaning, or needs any supply call the host so my housekeeper can immediately resolve these issues.

REPLACEMENTS OF COMFORTER, BEDDINGS, ETC: If you think that your comforter, bed linens, pillowcases, towels, etc. are dirty, call the number posted near the land phone so that they are replaced immediately. We pride ourselves in completely washing and sanitizing our comforter, bed linens, pillowcases, towels, etc. at hotel quality standards which are handled by the best laundromat in town, the New Haven Laundromat. The owner, Tommy, strictly manage our laundry.

CLEANING FEE. My bed comforter and linens are washed every after use by guest. I pay $15 to my housekeeper to clean each room for 1 hour. I pay $15 to New Haven Laundromat to wash all the comforter, bed linens, pillowcases, towels, etc. per room at bulk price. That is why I charge $30 for cleaning fee per booking. We do not change beddings during your whole stay. You will pay $30 every time you want your beddings change during the stay; $15 for the laundry and $15 for the housekeeper to install your new comforter and beddings.

ROOM RE-CLEANING: Call the host immediately if you arrived and observed that your room is not properly cleaned. We implement the highest standard of Airbnb Clean. You are part of the Airbnb family to make sure that my housekeeper implements the total and complete Airbnb Clean standard. I will re-clean your room. We pride ourselves to implement the compliance standard of Airbnb Clean.

EVICTION. Guests are evicted by the host or his representative with the 911 Police for these reasons: smoking and smell of weed in the room, loud noise, extreme dirtiness, and bad smell causing discomfort to other guests, quarrels in the room, drugs, illegal activities, illegal guests, unauthorized early check-in or overstaying beyond check-out, and other reasons deemed by host. If you enter any other guest room without permission, you will be recorded in the camera and you are trespassing. You can be jailed and fined for trespassing based on Connecticut laws. If your payment is declined, you are mandated to check-out immediately if you cannot provide payment to Airbnb in 1 hour otherwise you are considered overstaying, illegal presence and trespassing and you will be reported to the police for eviction but your entire reservation will be collected by AirBnb based on AirBnb Strict Cancellation Policy.

POLICE INSPECTION: If any odor emanates from your room like weed, marijuana or other drugs, the host will call 911 to check your room. If you will not open the door, the host or his representative reserves the right to open the door. By booking in my room, you allow this disclosure. So never smoke weed or do drugs in your room or make strange noise or anything that the host deemed unsafe, and threatening because the New Haven police will come and the host or his representative reserves the right to open the door to inspect the source of the strange odor for the safety and protection of the host and other guests.

BOOKING. My rooms are available if you can book it. You are booked if your payment is accepted. Host will not hold rooms for any guest for future payment. Host is not allowed by Airbnb to negotiate outside Airbnb.

CANCELLATION & REFUND. Read the AIRBNB STRICT CANCELLATION POLICY. Policy is strictly and unconditionally implemented. I will not override the AIRBNB STRICT CANCELLATION POLICY applied to your booking. ALWAYS CALL AIRBNB TO CANCEL. THE HOST CANNOT CANCEL OR ALTER YOUR BOOKING. You have to cancel within 48 hours after booking to get a refund. Cancelling 6 days before booking; cancelling on the day of the booking, CANCELLING or reducing your booked days during your stay will not allow you to get a refund. If you are able to alter/change your reservation to add days to future dates, you will be charged $25 every time you alter/change, and the room rate may increase based on real-time rate. In cases of any events like Force Majeur or Works of God or Natural Disaster beyond the host control that affects the host’s house, or host’s facilities, or host’s utilities, or New Haven as a whole, or the area where the house is located, like loss of electricity or loss of water, or loss of any utilities, you will only receive 25% refund of the payment you paid for each affected day whatever the amount of your total loss to include your food in the refrigerator, or anything affected. Risks beyond host control can occur during your stay and only 25% refund of the daily payment of the affected day is refunded. In event that the conditions are created by other guests beyond the control of the host which may cause you to terminate your stay, you will only be refunded 25% per night affected or 25% of your total booking, otherwise, you will allow the host to do all remedies and actions to resolve the situation which occurred beyond the host control. Additionally, AirBnb provides AirBnb Host Protection Insurance based on the nature of your formal claims against the host and the host will use its AirBnb Host Protection Insurance Policy for any other forms of claimed losses or damages applicable during your stay which Airbnb would deem applicable. Please read AirBnb Host Protection Insurance Policy in the Airbnb website.

LOSS. If your things are lost in your room due to forced entry to your room, then you will be paid by my Homeowner’s Insurance on the depreciated value of your lost items upon presentation of receipt or proof of existence of the items in your room. However, NEVER leave important properties in your room like laptops, iPads, iPhones, and other expensive gadgets, expensive equipment, or expensive tools. If you need to leave expensive bulky tools, or equipment in your room that you cannot carry with you, you are obligated to get a selfie of these expensive equipment in your room and inform the host of their existence so the host will provide additional security and protection. Our Amazon Ring Cameras records 24-hours round-the -clock all persons who enter your room. There is no security video-camera inside your room. The cameras are outside your room.

DISCOUNT AND LONG-TERM BOOKING. My prices are fixed. Host will not entertain any arrangement with any guest for discount. My nightly prices are $50 per night. Therefore, if my rate is below $50, that means it is already discounted. Long-term guests are not allowed to bring own furniture or appliances. Long-term guests are not allowed to re-arrange their rooms. Long-term guests are not allowed to put holes on the walls or construct fixtures or place frames. My facilities are “as is” basis. I listed what I provide. If you need things that I do not have which are not listed in my accommodation, then you have to buy them and I will not reimburse you.

5-STAR FEEDBACK. Call David instantly to resolve any issues 24/7. I want to earn your 5 STARS. I automatically give 5 stars to my guests. Please allow host to correct immediately any problems of your stay. You will be an unfair and heartless human being if you put your complaints in your reviews without allowing me to correct them during your stay. I have 2 land phones in the house with my number posted near it. There is no reason you cannot call me to correct your discomfort. You can also text or call me with your cell phone. If you give me 4 stars, it is the end of the world to me! LOL!!!

GUESTS & PETS. For 2 guests, only 1 pet allowed. For 1 guest, only 2 pets are allowed. Our video cameras will record how many persons or pets enter the room. You can bring any dogs, or cats. As pet owner, I trust you to observe and apply the standard protocol of managing your pets in the presence of other guests for safety and health reasons.

QUIET TIME. Guests must observe quiet time from 7PM to 9AM. Quietly come in and out the house anytime. The 911 New Haven Police with the host or the host’s representative will knock on your door for any loud noise.

PROVISIONS & ESSENTIALS. Unlimited KEURIG coffee in the kitchen. Each Room has 2 bath towels & 2 face towels given one-time. The closet has iron & iron mat folded in a plastic bag; hair blower, & hangers; Baseboard heaters, and AC in summer. Free body wash, shampoo & conditioner in the shared bathroom.

PENALTY. $1,000 penalty is charged for a room that smells weed or cigarette, smoking, smoking weed, vaping, drugs, & other illegal activities in the room, or destruction of property. Small Claims Court is filed by host in your county of residence to resolve the money you owe from the host not resolved by Airbnb.

THE HOUSE. The house was built in 1940 with 7 beds, 2 full bathrooms; 1 stand-alone shower, and 1 stand-alone toilet and sink, and 1 full kitchen, and basement laundry room with washer and dryer. It has a spacious and fenced private parking at the back. It has undergone recent repairs and renovations. It has 3 floors.

THE 1ST FLOOR. The 1st floor has Private Room 8. It has a full kitchen, full bathroom, 1 stand-alone toilet and sink, and 1 stand-alone shower. It has a land phone, printer, scanner, fax. It has a living room, large refrigerator, gas range with 4 gas burners & oven, microwave, free Keurig coffee maker & coffee pods. It has no dishwasher. Access is thru the right side of the house.

THE 2ND FLOOR. The 2nd floor has 14-step stair to Private Rooms 9,10,11,12. It has 1 full bathroom. Guests can use the bathroom and all the common facilities of the 1st floor.

THE 3RD FLOOR. The 3rd floor is like a loft-attic type with high ceilings and standard size rooms for Private Rooms 14, and 15. It has a 12-step narrow stairs from the 2nd floor. It has its own living room. It has a fire escape window with a portable fireman ladder.

KITCHEN. Each Private Room has color code dots with your Room number. Stick the dot on your food in the refrigerator. Food with no dots are removed by owner. Food with a sticker “OWNER” is for use by all guests.

BATHROOM & SHOWER. Clean the bathroom and shower after every use.

GUESTS ACCESS. All guests have access to the common facilities on the 1st floor and 2nd floor.

COMMUNICATION. Call David any time of the DAY or anytime of the DAWN to solve any problem in your stay. Making your stay 5 stars is the purpose of my life and it is my livelihood.

NOISE. NEVER make loud noise in your room with kind consideration to other guests because this is a shared and communal house. Room walls are thin. Noise is easily transmitted. Noise always comes from other guests inside the other rooms, but may also come from vehicles and passers-by in the front street. It is good to bring your own ear plugs.

LIGHTS & WINDOWS. Lights outside the house or the window blinds may reflect lights. It is good to bring your own eye sleeping covers.

WASHER & DRYER. Use of free washer & dryer in the basement is from 10AM to 7PM only. Free detergent and downy fresheners are provided.

WALL POSTINGS. You will see wall postings throughout the house as reminders or instructions which form part of this FULL DISCLOSURE.
