General requirements
•Guest and Visitors must comply with all House Rules and instructions from the Property owner during their stay; and
•Guests must notify the owner of any disputes or complaints from neighbours as soon as is practicable.
The property
•Guests are to leave the Property and the furnishings, kitchen equipment, crockery, glasses, bedding and towels etc, clean and in good condition.
Loss or Damage to the Property and its contents
•Damages and breakages must be reported to the property owner.
•NO Banners or any form of wall covering or decoration are to be adhered to the walls or ceilings. Blu Tac, Sellotape, Drawing Pins or any other fixatives may NOT be used.
•Do not use the Bath and Hand Towels for anything other than the intended use. Towels which are soiled from misuse ie for washing the floor or mopping up food etc will be charged for.
•We will hold the Security Deposit to be applied against reasonable cleaning and/or replacement of the property, furnishings, fixtures and fittings where required.
Smoking
•Smoking is NOT permitted indoors. Smoking in the Property will result in the loss of your security deposit.
Pets
•Pets are NOT permitted at this property.
Noise and Residential amenity
•Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy;
•Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions; and
•Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.
Visitors
•Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times; and
•Guests are responsible for ensuring that Visitors comply with these House Rules.
•The maximum number of Guests permitted at the Property must not exceed a maximum of 2 no. people per bedroom.
Gatherings or functions
•The Property is not a “party house” and any such activities are strictly prohibited; and
•Any gathering, celebration or entertainment permitted at a Property must not conflict with residential amenity and must comply with all the other requirements.
•Please be advised that the expense of clearing, collection and disposal of empty bottles, cans and debris from entertaining is not included in your booking total. If this type of work is necessary in order for the house to be cleaned after your departure then the cost will be deducted from your Security Deposit.
Parking
1.Guests and Visitors are to comply with parking requirements set out below and show consideration to neighbours and other vehicles; and
2.Parking arrangements at the Property: Vehicles may be parked in the driveway of the house. Vehicles can also be parked in the visitor spaces located in the estate just below the house.
Rubbish and recycling
1.Guests and Visitors are to dispose of garbage and recycling in accordance with the usual practice at the Property (as set out below) in the allocated bins, and excess rubbish must not be left in public or common areas; and
2.Rubbish and recycling arrangements: all household rubbish and recycling is to be put in the bins outside the house. The large bin is for general household rubbish and the smaller bin is for recycling. An extra fee of €4.00 per week will be charged if rubbish and dry recyclables are not separated. Rubbish that will not fit in the bin is to be securely bagged and left alongside the bins.
3.PLEASE NOTE : ALL RUBBISH IS TO BE BAGGED AND NOT THROWN DIRECTLY INTO OUTSIDE BINS. There is no rubbish collection facility in the estate and rubbish has to be transported by the owner by car to the transfer facility. An extra fee of €10.00 will be charged if rubbish is not bagged.
Security
•Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.
On departure arrangements
•Check out is at 10.00am on departure date, the owner will come to take meter reading and take keys.
•The Property is to be left in a clean and tidy condition.
•Dishes are to be washed in dishwasher.
•Rubbish is to be left in outside bins.
•Bedlinen, towels etc are washed off-site and therefore there is no requirement for guests to do laundry.

Our first trip to Ireland started with a week at Rhona's place, and what a nice way to start! This house is exceptional with many nice touches throughout, and a pleasant view of the water and green hills beyond. It's a 10-15 minute stroll straight down the sidewalk to the enjoyable town of Kenmare, which itself is a terrific location for exploring the region. We enjoyed a day up in Killarney, but during the busy tourist season, we were so glad to be in Kenmare and especially at this home. Rhona is a pleasure to deal with and welcomed us in person with fresh scones, jam, butter, etc. Thank you for the perfect start to our Ireland experience!

Lovely clean house about a 10-15 minute walk from town. Rhona was very accomodating with meeting us after hours due to our unexpected later arrival. Great for base to tour ring of Kerry. Kenmare town lovely for meals and entertainment.

Rhona's home is by far the loveliest home we've stayed in on holiday. It is beautifully decorated as well as being very comfortable and homely. Rhona even provided us with ground coffee and tea bags, butter, and jam. The house has lovely views over the river to the hills, and it was a joy to see the changing light on them each day. The garden is lovely and well kept, and it was convenient to be able to dry our clothes outdoors too. Rhona is a very welcoming host and was there to greet us when we arrived, and to see us on our way at the end of our stay. The house is located within a 10- to 15-minute walk, or a quick drive, into Kenmare town, which has some nice shops and good places to eat (we recommend P. F. McCarthy's) and also within walking distance to supermarkets. It is conveniently situated for access to the Ring of Kerry (Portmagee and Valentia Island are about an hour and a half away, which was about the furthest we went), the Beara peninsula, Killarney, and Cork (about an hour and 10 minutes by car). Many thanks again for a lovely and very memorable stay, Rhona. The boys have not got over having their own bathrooms and not having to queue ;).

Rhona's house is fantastic - the pictures don't do it justice. It's comfortable, well furnished, well equipped and has plenty of space. There were only 3 of us, but even with 6 there would be tons of room. Having 3 showers really helped us get out the door on time for our early starts :-) Rhona was was great, really helpful and communicative and flexible on our checkout time. The scones on arrival were a nice touch :-) It's just over a 10 minute walk to the heart of Kenmare and it's various bars, shops and restaurants. We also found Kenmare to be a good location to explore the rest of Kerry from. Would love to stay here again if going back to Kenmare.

Amazing host and fantastic place. We stayed there with my parents before our wedding at Dromquinna Manor. The house is absolutely fantastic!

What a pleasure it is to get home and share our thoughts on Rhona's home. In a word, it was perfect. The home itself is finished out to a high standard and is immaculately clean and decorated quite nicely. I especially enjoyed the surrounding garden and the wonderful view. The home is well located in Kenmare and we enjoyed walking into town. Also, there are several grocery stores conveniently located just a couple of minutes from Rhona's place. We chose Kenmare because it was very well located as a 'home base' for exploring the splendid Beara peninsula, the Dingle peninsula and of course the Ring of Kerry and Killarney National Park. Kenmare itself is a charming village of just the right size. This was our first trip to Ireland, but it won't be the last. Anyone considering a holiday in southwest Ireland would be hard pressed to find a more suitable home or location at what I feel is a great value. Finally, I'd like to express my sincere gratitude to Rhona as a host. She was lovely to us in every way. Communication was easy and prompt. A great experience it was and I can't recommend No. 1 The Lodges highly enough.

A beautiful, clean house. Great for exploring Kerry and we enjoyed some good food in local restaurants. Rhona was a helpful, friendly host and we had a relaxing, comfortable few days.
