Please note that gas and electricity are charged on the basis of use. Meter readings will be taken at the beginning and end of your stay and the amount due will be payable on departure. The property owner reserves the right to deduct this sum from the security deposit should the guest fail to pay.

•Guest and Visitors must comply with all House Rules and instructions from the Property owner during their stay; and
•Guests must notify the owner of any disputes or complaints from neighbours as soon as is practicable.
•Guests are to leave the Property and the furnishings, kitchen equipment, crockery, glasses, bedding and towels etc, clean and in good condition.
Loss or Damage to the Property and its contents
•Damages and breakages must be reported to the property owner.
•NO Banners or any form of wall covering or decoration are to be adhered to the walls or ceilings. Blu Tac, Sellotape, Drawing Pins or any other fixatives may NOT be used.
•Do not use the Bath and Hand Towels for anything other than the intended use. Towels which are soiled from misuse ie for washing the floor or mopping up food etc will be charged for.
•We will hold the Security Deposit to be applied against reasonable cleaning and/or replacement of the property, furnishings, fixtures and fittings where required.
•Smoking is NOT permitted indoors. Smoking in the Property will result in the loss of your security deposit.
•Pets are NOT permitted at this property.
Noise and Residential amenity
•Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy;
•Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions; and
•Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.
•Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times; and
•Guests are responsible for ensuring that Visitors comply with these House Rules.
•The maximum number of Guests permitted at the Property must not exceed a maximum of 2 no. people per bedroom.
Gatherings or functions
•The Property is not a “party house” and any such activities are strictly prohibited; and
•Any gathering, celebration or entertainment permitted at a Property must not conflict with residential amenity and must comply with all the other requirements.
•Please be advised that the expense of clearing, collection and disposal of empty bottles, cans and debris from entertaining is not included in your booking total. If this type of work is necessary in order for the house to be cleaned after your departure then the cost will be deducted from your Security Deposit.
1.Guests and Visitors are to comply with parking requirements set out below and show consideration to neighbours and other vehicles; and
2.Parking arrangements at the Property: Vehicles may be parked in the driveway of the house. Vehicles can also be parked in the visitor spaces located in the estate just below the house.
Rubbish and recycling
1.Guests and Visitors are to dispose of garbage and recycling in accordance with the usual practice at the Property (as set out below) in the allocated bins, and excess rubbish must not be left in public or common areas; and
2.Rubbish and recycling arrangements: all household rubbish and recycling is to be put in the bins outside the house. The large bin is for general household rubbish and the smaller bin is for recycling. An extra fee of €4.00 per week will be charged if rubbish and dry recyclables are not separated. Rubbish that will not fit in the bin is to be securely bagged and left alongside the bins.
3.PLEASE NOTE : ALL RUBBISH IS TO BE BAGGED AND NOT THROWN DIRECTLY INTO OUTSIDE BINS. There is no rubbish collection facility in the estate and rubbish has to be transported by the owner by car to the transfer facility. An extra fee of €10.00 will be charged if rubbish is not bagged.
•Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.
On departure arrangements
•Check out is at 10.00am on departure date, the owner will come to take meter reading and take keys.
•The Property is to be left in a clean and tidy condition.
•Dishes are to be washed in dishwasher.
•Rubbish is to be left in outside bins.
•Bedlinen, towels etc are washed off-site and therefore there is no requirement for guests to do laundry.
