Little Burston is a beautifully converted country cottage surrounded by 110 acres of private farmland close to Dulverton. Surrounded by nature, very comfortable and well equipped. It can sleep up to 6 people. It has its own private garden and patio. Private access and parking.
The cottage is secluded and surrounded by nature - red deer and roe deer, foxes badgers and a large variety of birds in and around the adjacent farmland. You are free to walk the farm, fish in the trout pond, play tennis and enjoy the heated pool at the main farmhouse during the summer (May to end of September).
The cottage is cosy and warm with comfy sofas a 42'' plasma TV freesat and DVD player. There are DVDs to watch and a selection of family games and books. There is a well equipped kitchen and a dining table and chairs.
Upstairs are three rooms. 2 bedrooms - one with twin beds and ensuite bathroom with bath and shower. The other has a king size bed with ensuite bathroom with shower. In between is a study with a double sofa bed. Linen and towels provided.
The cottage has its own private garden with patio, pergola, table and chairs - a real sun trap when the sun shines. There is a barbecue for guests to use. The garden has a large grassed area with a netted trampoline, swing and football net for those with children. No hard ball games near the cottage please.
It's a place to relax, recharge your batteries away from the relentless pace of modern life.
The farm has sheep grazing and for that reason we are unable to allow dogs.
There are 110 acres to explore from your cottage door. We have cut tracks around the farm to help you plan your walks and we have labelled these with orange, yellow and blue markers. Feel free to explore and you may see deer especially in the early morning and at dusk. At the main farmhouse nearby there is a hard surface tennis court and a heated swimming pool (available May to end of September). We don't provide swimming towels. There is a changing area with toys for the children e.g. an inflatable boat and tubes. There are some tennis rackets and balls and which you are free to borrow. Adjacent to the main house is a games room inside a barn with table tennis - please feel free to play whenever you like. A short walk from the cottage is a small trout pond stocked with rainbow trout. There are children rods in the cottage and a net for your catch. You are very welcome to eat any trout you catch or return them as you prefer. Adults might like to bring their own fly rods. There is a good fishing supplies shop in Dulverton. At the pond you are welcome to use the rowing boat and the kayak.. Life jackets in the cottage. The pond is quite deep so please be careful when children are down there.
The pretty villages of Dulverton (3miles) and Bampton (4miles) have everything you need. Small supermarkets and local shops selling fruit and veg, bakeries and butchers plus lots of gift shops. They both have small supermarkets with ATM machines, post offices in case the machines aren't working. The spa in Bampton has a post office and Dulverton has a separate post office open 6 days per week. There are pharmacies in both Bampton and Dulverton. We think the best butcher is in Bampton but Dulverton has a good butchers, bakers, fruit shops and a really nice deli. Dulverton is bigger with a co-op supermarket and several really nice places to eat. We like the Bridge pub, Woods, Tantivy and the Copper Kettle to name a few. We think the best fish and chips is in Bampton but Dulverton has a new one which we haven't tried yet. The Tongdam Thai Restaurant in Dulverton is good and they do takeaways. There's a lovely farm shop near the bridge pub which has good coffee.Dulverton is the gateway to Exmoor with access to lovely walks and outdoor activities. There's a tourist info centre in Dulverton. Tarr Steps is a popular place to visit with children and has a great pub, a clapper bridge and a river to paddle in. Theres a lovely circular walk to help walk off lunch.
The cottage is close to wimbleball lake with lots of activities to enjoy - walking kayaking mountain bikes. There is a 9 mile circuit around the lake to walk/cycle. Wimbleball hosts the iron man event each year. The cycle route passes the bottom of our drive. There is a water sports centre where you can hire kayaks, paddle boards and sailing boats with tuition if you need it. There is a Go Ape centre for the brave.
Other things worth doing and seeing. A visit to the surfing beaches of the north Devon coast is a must. They are a 45 minute drive away. We love Saunton Sands, Croyde and Putsburough.
Dunster castle, minehead, Lynton and Lynnmouth all worth a visit. Climb Dunkery Beacon. The Exmoor pony centre, Exmoor zoo good for rainy days with children.
Exeter and it's lovely cathedral and shopping 25 miles away.

The cottage will be ready for your arrival. I leave it open with your keys inside so just make yourselves at home. I provide a Devon cream tea with homemade scones, jam, and clotted cream tea and coffee. I will pop up and see you when you arrive and explain where everything is. We are nearby at the farmhouse should you need anything. Please text me or come to the house if you need anything or any problems. If you need extra wood its here at the main house. Help yourself. On the day you leave we like to say goodbye and check everything has been ok for you. Would you please sign the visitors book before you go and a review would be great when you get home.

The cottage has wifi - the code is (PHONE NUMBER HIDDEN). When walking the farm please close all gates and only walk in the areas we describe. There are sheep on the farm belonging to our grazier. Please especially close the deerproof fences as the red deer eat all the trees!
No smoking please. We cannot allow dogs.
Please treat the property with respect and when walking please close all gates behind you. Some areas are not owned by us so please observe the no entry signs on some of the gates.
