Welcome to our structural masonry guesthouse cottage in the heart of Downtown Bentonville. You'll feel like you're stepping back in time into a historic building made entirely out of brick, but our backyard cottage was completed in 2023 as a labor of love and hospitality. Enjoy direct access to Park Springs Park and trails at the end of the block, or a short walk/ride to the Downtown square. We live in the main house on the property, but designed the cottage to maximize guest privacy. Welcome!

Lake Ann Guest House: Trail head and Lake Access

Welcome to the Lake Ann Guesthouse. We are a 2 min drive to 71, located in an idyllic wooded neighborhood on Lake Ann. Near: Back 40, walk to Buckingham Trail Head, parks, golf, biking/hiking trails and all Bella Vista has to offer. Guest(s) will have one parking space, and a private entrance to their suite which features: a living area, kitchenette, patio and shared access to the Lake. We are within 10-45 minutes of most everything in NW Arkansas. Come enjoy a relaxing and private getaway.

Small Escape w/ Hottub and couples shower

Our Small Escape awaits 2 - 4 people looking to relax & reconnect in our bright & airy space, featuring a 20 ft wall of windows. We are located on the Little Sugar biking trail & are a short drive to downtown Bentonville. You may, however, want to stay & enjoy the large deck with Adirondack chairs and a fire pit, soak in the large hot tub (open year-round), or take your time in the walk-in shower made for 2. We have plenty of options to create lifetime memories at our Small Escape!

If you're feeling adventurous, a private yet steep trail will lead you to your own private dock where you can enjoy amazing views of a calm and quiet lake which you will almost always have to yourself.

Cozy & clean is our theme! We are a family who love being outdoors. We seek to explore world class trails, epic waterfalls, beautiful trees & great dining so we picked this adorable cabin as our family getaway for a reason & we are here to share it with YOU! Relax in hammocks on a tree top patio overlooking the forest. Pedal 1 min to a downhill section of the Back40. Pedal 15 min / hike 45 min down the Back40 to the Pinion Creek waterfall and get wet! Guest experience is our top priority; with owners less than 10 mins. away, we are here to help if you need it! A private “duplex” style unit: full bathroom, stocked kitchen, living area, queen bedroom, outdoor deck space, bike wash, and woodsy backyard that connects DIRECTLY to Bella Vista’s Back 40. Cobbler is just moments from the action and a private, quiet space to retreat after hitting the trails or exploring NWArkansas. Driving into Downtown Bentonville is 20 minutes.

Welcome to Pedal and Perch, a custom-designed and built accessory dwelling cabin just minutes from downtown Bentonville, AR, Walmart HQ, and miles of incredible mountain biking. Enjoy a serene setting that tucks you among the trees and makes you feel like you are staying in your own treehouse. The cabin features a custom kitchen, one bathroom, a queen bed in the loft, a pullout sofa on the primary floor, and your very own outdoor bathtub looking in to the valley below.

Cabin at The Greenes

Relax with the whole family at this peaceful place to stay near the Arkansas/Missouri border. Minutes from Bella Vista and Bentonville. This cabin is located in The Greenes Campground and RV park and the cabin sits right on the creek so its elevated. you'll have to climb some stairs to come in but once you're here you won't wanna leave. We can get you on and off the water in our kayaks or yours. Bring your fishing poles, bikes for the trails, and let's have some fun.

The Ozark Trail House is a newly renovated and private getaway designed specifically with mountain bikers and outdoor enthusiasts in mind! The house provides plenty of natural light, with a sliding glass door that leads you out to the large balcony overlooking the Little Sugar trail. Be connected to over 200 miles of world-class bike trails, 7 golf courses and 7 lakes with Lake Avalon being just a short .7 mile hike down the trail behind the house!

Enjoy two covered porches overlooking the woods—perfect for morning coffee , reading or relaxing in nature. Guests repeatedly comment that their stay here was both peaceful and private.

Bike out, bike in convenience provided by our charming and rustic guest cabin. Don't be fooled by the functional exterior, the inside is a cozy and welcoming place to relax after a day of mountain biking, hiking, or enjoying NWA's restaurants, breweries, and internationally acclaimed arts culture. Ideal for two, a hide-a-bed sofa accommodates two more. We're low tech, no wifi, cell service is good. We also have over the air digital TV.
