Utopia is a beautiful holiday home located in the heart of the tranquil Springerbaai coastal eco-estate (adjacent to Boggomsbaai, Vleesbaai) which also forms part of the conservation area of Fransmanshoek. Utopia is ideally situated along a unique section of the Garden Route coastline, ±4.5hrs (400km) from Cape Town and Port Elizabeth with George airport a mere 50min (64km) away and the picturesque town of Mossel bay only 35 min (30km) away.

The house combines luxury, tranquillity and sustainability in a unique way, but with minimal impact to the environment. Built with the Cape vernacular architecture in mind, nested in the surrounding fynbos landscape, living close to nature, this thatched farm style home with its modern interior promotes a more ecological way of life by harnessing the power of the sun for electricity, gas for cooking/ hot water and where most of the waste is recycled.

Utopia is ±500m away from the beach and boasts uninterrupted panoramic views of the Indian Ocean, with the Outeniqua mountain ranges also visible in the distance towards the town of George. Sitting on the veranda and admiring the fantastic sea view can be a favourite pastime. One can relax or stroll along the sea on a clean sandy beach for kilometres. Watch the spectacular sunrise or sunset, and the stars on a clear night as there is no pollution. This is a special place where it sometimes feels as if time stands still, where you can relax, unwind and enjoy the peace and tranquillity. A nature lover’s paradise!

(Inside)
The fully furnished self-catering house can accommodate 8 people comfortably. The main bedroom has an en-suite bathroom with bath and shower, on the ground floor. The second and third upstairs bedrooms share a bathroom with a shower. The fourth bedroom is open plan and has its own private bathroom with shower. There is also a large desk available in the room. Linen and towels are provided.
The ground floor also features a guest toilet, an open plan lounge area with fireplace, a dining room, bar and a fully-equipped, large, modern kitchen with an island and a separate scullery with a double sink, dishwasher and washing machine. The appliances can be used if batteries are fully charged (sunny days). The two patios at the front and back have tables, benches and cushions. The braai is accessible both from outside and inside if the weather is not too pleasant. There is a TV with DStv available.

Gästers tillgång
Guests have access to the whole estate and house except the garage and the cottage above the garage. Springerbaai have direct access to the beach through 4 different boardwalks and security gates. The public facilities include a viewing deck overlooking the sweep of the bay and to enjoy a picnic or sun-downer, a bird hide, and a nursery.

Minimum night stay:

Payments:
Full rental will be payable before guest occupies the property. A cancellation policy will apply. Payments are as follow: 50% at booking, 50% 1 month prior to stay.

House layout:
Bedrooms 2, 3, 4 and bathrooms 2, 3 are on the 1st level.

Inventory:
Provided at check in and check out

Breakage Deposit:
Breakage, damage or loss need to be reported and refunded by the guest. Property damage will be charged according to the replacement value.

Security:
Remote surveillance / recording devices are on the property. There are two external security cameras which are switched off during the day.

Information folder:
There is an information book in the house, please read through it as it contains valuable information. (E.g. emergency numbers, estate rules, access information and more)

Firewood:
Free to use

Cleaning service:
House will be cleaned weekly. Additional cleaning can be arranged but for the guests own account.

Estate rules and indemnity form:
An indemnity form is to be signed for the estate and the host. The estate rules and indemnity form will be sent to you. Please read through it carefully, sign and return it before your stay.

Security gate:
On arrival, please sign in the access book at the entrance gate.

Beach access gate:
The gate code will be sent to you prior to your stay.

Safety:
Thatched house and fires should always be contained. No hot coals to be thrown into the veld or cigarette buds.

Safety-stairs:
The house is double volume. Guests are reminded to be careful when using the stairs inside and outside the house. Tiles are slippery when wet. Dangerous for small children.

Safety-Animals:
Always be aware of snakes when walking.

In the case of a minor medical emergency:
a Medical aid box is available in the kitchen under the fireplace. For contact numbers please refer to the information folder.

In the event of a fire:
Fire extinguishers are located throughout the house. The house is also equipped with a roof sprinkler system which needs to be manually opened at the side of the garage, near the front entrance of the house. Please refer to the emergency procedure inside the scullery cupboard.

(The Estate)
Springerbaai is an eco-friendly coastal development of approximately 438 hectares in extent, consisting of 264 hectares of pristine vegetation and around 174 hectares of grazing for game.

The estate has approx. 2.5km of beachfront. The beachfront is relatively easily accessible via four scenic timber boardwalks and stairs which provide access down and over the coastal dunes to the beach, alternatively drive down to the parking area near the viewpoint. All stairs leading to the beach have security gates, and the access codes will be sent to you prior to check-in.

The estate is covered with Gouritz Valley Bushveld, grassland and Renoster thicket vegetation. Large herbivores such as grey Rhebok, Burchells Zebra, Springbok and Bontebok graze on the 231 ha of old cultivated land that has been transformed to grassland. Smaller herbivores such as Bushbuck and Grysbok are visible in the Hartenbos dune thicket along the coast.

There is an abundance of bird life. The open grassland is the perfect habitat for birds of prey such as Secretary birds and Jackal buzzards, which are spotted on a regular basis.

Walking, jogging, Cycling, Bird watching, Game viewing, fishing, Whale watching (June-August).

Road Network:
In keeping with its eco-friendly, ethos, Springerbaai’s roads are generally gravel however certain sections have been tarred and dusted due to steep slopes and drainage difficulties.

Communication:
The cellular connections for mobile phone and the internet are fair. Satellite television signals are strong.

Utopia is located in an ideal location from which to explore the Garden Route and some of South Africa's best known attractions.

Closest Towns:
Mossel bay with modern shopping malls at Langeberg and Heiderand, Hospitals & medical facilities and various tourist attractions.

Other Towns:
George, Wilderness and Knysna; The Little Karoo with Oudtshoorn and its world famous Cango Caves and Ostrich Farms. The Little Karoo area has fantastic passes and poorts that criss-cross the famous Swartberg, Langeberg and Outeniqua Mountains. Apart from its ostrich farms, the Little Karoo is also notorious for champion wine and port producers.

Game reserves:
There are two game reserves offering day safari's - Botlierskop and Garden Route Game Lodge. Both have the Big 5.

George, Kingswood, Fancourt, Ou Baai, Pinnacle Point, Mossel bay.

We will be available most of the time for interaction with guests as we are residing in a separate cottage on the same premises above the garage. We will not intrude on the privacy of our guests. We have our own private entrance to the cottage.
