Day 1: Barry claimed A/C broken, home hot, had moved to hotel on 1st night. Advsd Barry I’d send repair first thing in morn – Barry responds at 9am advsd “returned to home & no need to send anyone out, all good”
My response - maint guy out looked @ A/C despite Barry assuring all fine.
Fact: A/C not broken /while there/ large dog seen in house – Non disclosure -violation house rules. Per Airbnb rules: “Whether or not the listing says that pets are allowed, you should contact the host to double check”.
Barry advsd checked in Holiday Inn Express, would like reimbursement.
Day 3: Barry emailed & advised master bdrm toilet tank overflowed – he shut off water to it.
My response – had maint out straight away. Barry advsd part req’d, due to Mem Day w/end not able repair until next day. Note: Have 4 toilets in home, 2 Master suites. Only Barry, wife, & dog. Options: other master /vacating home & arranging refund for days not used (if guests not satisfied w/ home would’ve been happy to reimburse.
Barry didn’t vacate, asked reimbursement for Hotel, wife’s lost wages & “inconvenience”.
Day 5: Water from washer overflow -main drain pipe blocked. Barry called maint directly.
Maint advsd me of issue & en-route to sort. Worked 4 hours, found issue, snake cleaned out, shop-vac’d all water & residue.
Again, Barry didn’t vacate, asked addt’l $300 (lost wages & inconvenience).
Day 7 – Barry emailed again, re-considered – now wants $600 (lost wages, inconvenience, & hotel).
Response – ask Barry to send Hotel bill & “leave it with me”. Would come to mutually agreeble solution.
Fact: Barry sent bill for Marriott Hotel in Orlando, not Holiday Inn Express originally reported. Advsd dog violation of rules & Pet Fee. Advsd spoke maint crew, got full report. No mold, odour, or water damage (as reported) pics of areas in question showed no damage whatsoever.
Fact: Questioned hotel bill as did not match original story.
Barry did not vacate, full use of home for full time booked. Asking $600 (inconvenience & lost wages, &hotel)
Advsd if unsatisfied w/ home could’ve vacated &reqs’d refund. However, stayed, full use of home + asking refund. Per Airbnb Guest Refund Policy: If you experience a travel issue that prevents you from being able to complete a trip with Airbnb, and you’re unable to resolve with your host, our Guest Refund Policy may be applied in certain circumstances.
Advsd Barry, can’t have it both ways: can’t stay, use home & then claim reimbursement.
Barry reduced ask from $600 to $300 + hotel.
Response: Don’t reimburse lost wages. Home provided /exchange for payment. Don’t provide “work space” nor “hire” or pay for “guest’s wages”.
If to be reimbursed one night home rate would be far less than Pet Fee if Barry was honest & disclosed dog present from the start.
Advised Barry we’ll consider it trade-off. Reimbursement NOT warranted.
Evident Barry, was just looking for free stay & financial gain all along.
