Our flat has a seperate entrance, is furnished quite new und Garden area can be alsobused incl some possibilities für children to play. To the train station it's a 5 min walk, from there you can take the train to Munich in about 21 min and to Rosenheim in 15 min, further to Salzburg.... (i.e. you can also arrive without a car. If we can arrange it, we will be happy to pick you and your suitcases up from the station).
