Exclusive use modern barn with stunning views

The barn is exclusive use with own self check in entry. It is an ideal location for the fresh air of the South Downs National Park, country walks, pubs and coastal visits. Alternatively, drive 20 minutes either way to Brighton or Eastbourne for the arts, nightlife or restaurant scenes. This accommodation provides a warm and comfortable welcome providing peace and quiet within a village environment. We are situated near the South Downs which is accessible by bike or car, only a 3 mile drive/ride in country lanes. The opera house Glyndebourne is a short distance, as is Charleston farmhouse, the country home of the Bloomsbury set. Ideally situated for the best of East Sussex. We have a private drive for you to park and separate access to the barn, to allow privacy. There is an area of garden and terrace available for you to enjoy the views. All the accommodation is on one level and assistance to terrace from the garden for wheelchairs will be made available if required. We live in the house north of the barn and will be mostly available to help with local knowledge of trips, attractions and restaurant recommendations. Our local inn The Yew Tree is most welcoming and offers our local ale "Harveys" as well as many of the local artisan brews such as Longman. The house is a three-minute walk from the village store offering homemade foods and local produce, as well as a cafe. The beaches at Seaford and Newhaven are a 15-minute drive away. There are wonderful village pubs all within striking distance. Berwick station is only 2.5 miles away with trains going to London, Gatwick, Brighton and Eastbourne. The airport LGW London Gatwick is a 45 minute drive away, LHR London Heathrow 1hr 15 minutes approx. The public transport is limited and we would recommend you use a taxi if you do not have a car. The barn has extensive views, including the bedroom which has a wonderful view across the gardens. The barn adjoins a large green field which is grown for meadow hay. The sunsets behind the ancient saxon burial mound known as Mount Caburn. The burning sky sunsets are the best!

Caburn Cabin is in Firle Village in the South Downs national park. Our spacious timber cabin sleeps up to four people. It has a warm rustic charm whilst being fully equipped with modern facilities. There is a rear private deck with seating. Ideal for romantic escapes or active holidays. Enjoy the outdoors by foot & bike direct from the cabin. The local pub & village shop are just 10 minutes walk. Perfect for Glyndebourne, Charleston & Firle weddings or explore nearby towns of Lewes or Brighton.

Relax by the cosy log burner, cook in the fully fitted kitchen, and wake to magical lake views from every room. In spring, enjoy the woodland with bluebells and delicate flowers; summer brings long golden evenings over the lake, and autumn paints the trees in rich, vibrant colours. Step outside to gentle ripples, watch wildlife, or visit East Hoathly village with its café, shop, and pub just minutes away.

The Garden Room

The annex is a detached building with a key safe and separate entrance situated in a very quiet part of the historic county town of Lewes. There is very little passing traffic and as we’re on the outskirts it’s about a 20 mins walk to the centre of the town but are very close to the South Downs, a 5 minute walk away and the gateway to the South Down way and the National Park. (Smoking only allowed outside) Close to Brighton and good access to public transport and a main line to London.

Beautiful barn on the South Downs Way

Beautiful barn, perfect for walkers, also great as a comfortable and spacious base for exploring the local countryside. Local cultural attractions include Glyndebourne, Drusilla's Park, South Downs Way. This spacious artist's home is located right on the South Downs Way, and it is only about an hour and a half walk to the coast at Exceat. There is a tree house for kids, a couple of swing seats for chilling out on, and the Cuckmere runs through the bottom of the garden.

The Stables Lewes

The Stables is a charming two bedroom cottage in walking distance of historic Lewes and a handy pub. It's two double bedrooms are both ensuite and one can be changed to provide twin beds. The modern kitchen is fully equipped with induction hob, oven, dishwasher and washer dryer. The Stables has a private patio and across the lane, the South Downs stretches to Glyndebourne. We always provide refreshments for your arrival, and can add a breakfast hamper for an extra charge.

This modern built terraced property is in the heart of the historic town centre of Lewes. Just minutes from the shops, cafés, pubs and restaurants yet very quiet. It has an enclosed garden to the rear with a nautical theme as well as off road parking. It is maintained to a very high standard. Lewes has its own cinema, brewery and a castle with scenic views across Sussex and the River Ouse. Great local walks. 7 miles from Brighton. One week minimum stay in July and August.

The Bull Pen

Set in a peaceful farm location, The Bull Pen is on the edge of the wood, overlooking the pond. It is recently converted, upcycling wherever possible. The farm includes award-winning ancient woodland run as a nature reserve - great for a quiet weekend away, or a longer rural retreat. Highlights include butterflies, bluebells and nightingales in season. The village of Barcombe is within walking distance and Lewes and the South Downs are a short drive away.

Garden Huts B&B Caburn

Garden Huts B&B offer a unique place to stay for walkers, cyclists and those exploring the local area. Located in the picturesque village of Rodmell close to the South Downs Way and the home of Virginia Woolf. Caburn huts are two huts, one bedroom hut with a comfy double bed, seating with tea and coffee making facilities. The second is a bathroom hut with a gorgeous roll top bath. Continental breakfast is provided in the morning.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
